NA106 : A study on the revival of Iranian caravanserais with a sustainable tourism development approach (Study area: Sabzevar Zaferaniyeh Caravanserai)

Abstarct: Iran, with its rich history and valuable architecture, has numerous caravanserais that have played an important role in trade and communication in the past. However, many of these buildings have been destroyed due to lack of attention and proper use. The present study aims to revive the Zafaranieh Caravansary of Sabzevar and offers solutions baxsed on sustainable tourism. This caravanserais, located in the village of Zafaranieh, is located on the historical route of the Silk Road and is of special cultural and economic importance.
The Zafaranieh Caravanserai, an example of Seljuk-era caravanserai, with its four-porch architectural features and central courtyard, represents the historical identity and authentic Iranian architecture. This building, which has lost its use over time, needs to be revived and redefined while preserving its historical authenticity. In this research, practical information for the development of the plan was obtained from library studies, analysis of successful domestic and foreign examples (such as the Saad al-Saltaneh Caravanserai in Qazvin, etc.), and then by conducting interviews with experts in the field of cultural heritage, including Sabzevar cultural heritage experts and university professor in the field of restoration and archaeologist Dr. Mohammad Abdullah Zadeh Sani. The data obtained show that combining sustainable tourism indicators (economic, socio-cultural, environmental, and management) with the principles of restoration and preserving the authenticity of the building can play an effective role in the revival of this historical heritage and the economic prosperity of the local community.
In the final proposed design, the Zafaranieh Caravanserai was transformed into a residential, recreational and commercial complex that includes traditional accommodations, a restaurant, a coffee shop, a museum and shops selling local handicrafts and agricultural products such as saffron, cumin and pistachios. In this design, the establishment of a commercial space, similar to the historical role of this caravanserai in the past, has been considered. Also, the roof of the caravanserai has been designed for astronomical activities and attracting astronomy enthusiasts.
To preserve the structure of the building and reduce damage, the facilities and kitchen sections were moved to the back of the complex, and services were provided to the restaurant and other sections through one of the caravanserai towers. This design was carried out taking into account the principles of restoration, preserving historical authenticity, and meeting the needs of modern tourism.
