NA41 : Urban Area Design; Redevelopment of Brown Fields Approach (Case study: Alborz -e Sharghi Coal Company)

Abstarct: Introduction: Due to population increase, horizontal expansion of cities and their uneven development, urban areas have been included in unused lands or with disproportionate uses of their surroundings, which in this study are called by brownfields. In addition to having countless wasted potentials, these lands can also have numerous environmental pollutions. Considering that paying attention to these lands in our country is a new thing, the laws of principles and precise strategies for the use of these lands have not been presented by the relevant organs. In addition, the study of security and its feeling in the environment around these lands is inevitable and very important. Because security in any society provides the basis for its growth and excellence, and its absence will prevent the continuation of the activities of individuals in that society and will lead to irreparable and harmful social harms. Research Method: In this research, the research method is analytical-descxriptive and data collection has been done through library studies, field studies and data obtained from the analysis of the questionnaire using SPSS software. In this regard, a site was selected around one of the brownfields of Shahrood, and after collecting information, 396 questionnaires were completed, of which 389 were more certain. In order to evaluate the degree of correlation between the variables, Pearson coefficient test method was used and to evaluate the validity and reliability, Cronbach's alpha method was used, which according to its amount (0.866) of the questionnaire has good internal reliability. Then, in order to formulate policies for the redevelopment of brown lands for optimal use, reduction of pollution and improvement of social and economic spaces, several different examples of these lands were studied and key design points were extracted from them. After that, a set of necessary measures for the redevelopment of these lands were examined and after extracting the patterns and analyzing them, principles and strategies for the redevelopment of these existing lands in urban areas were presented in the form of a table. In the end, using these patterns, an urban neighborhood was designed on the site of the East Alborz complex in Shahrood. Findings: In relation to the research section of the subject, among the individual variables, the variables of gender, age, level of education and the way of covering oneself had a significant relationship with the main variable, ie feeling of security. Among the physical variables, only the variable of the presence of a police officer and guard did not correlate with the level of feeling of security. Among the environmental variables, the variable of using the environment when walking alone has the highest intensity of correlation with the degree of feeling of security and then the variable of using in the dark hours is in the next degree in terms of the intensity of correlation. Conclusion: In relation to the research section, the study area is relatively unsafe from the citizens' point of view due to the occurrence of various criminal and antisocial behaviors. The alley in question is one of the most important traffic areas in the region, which has a lot of potential in every aspect due to the busy route, and any correct and principled planning in it, in addition to increasing the sense of security that can be productive and lucrative. In addition, the redevelopment of these lands can be the solution to many problems, including the problems caused by the horizontal expansion of cities. In this regard, this research has taken a step towards defining a model and strategies for redeveloping these lands and designing them in cities with the aim of creating functional, habitable and safe environments for people to use. It is possible to take a small step towards the development and excellence of the society.
