NA27 : Design affordable housing complex influenced of modularization and prefabrication rules

Abstarct: From a long time ago, access to shelter and comfortable housing is one of the most important issues that human beings have always been struggling to do and try to provide a safe haven to deal with natural disasters. After a while and human revolution, the concept of shelter has replaced with a suitable housing for human beings, in addition to physical relaxation, mental, psychological and social well-being. Gradually, the increase in the population of the earth and the emergence of class differences in modern societies have made housing a major concern. Today, affordability is the most important challenge in the housing, which accounts for more than 50% of the household's monthly income, so rising housing prices lead to acute social and cultural problems. With the advent of science and technology, traditional manufacturing methods do not meet the needs of modern humans, and construction methods should be used, which will lead to an increase in speed and quality, minimum of waste, as well as the least construction costs. One of the most useful ways in developed countries to overcome these issues is modular and prefabricated construction, which, due to the modulation and massing production, as well as the minimum use of labor, has caused minimum construction errors and waste. Also the quality of construction will be greatly increased, even though it increase the construction process speed and decrease additional costs, such as calculations, design, etc. All of these factors interact with each other to achieve maximum quality with minimum cost in per-fabricated buildings. Unfortunately, in our country, industrialization and the use of prefabricated buildings have rarely been used only in the details of the some buildings, that maybe caused by fear of confront new experiences in¬.construction. In this research, we have tried to study modulation and prefabrication in different ways and consider the factors that lead to increased quality and decrease the cost of construction. After that, considering the conditions of our country in terms of transport system, people's culture and taste, we proposed a developed frxameworks for the modulation of residential elements and buildings, and by creating a 1.30 meter pony network, the modules in this scheme are designed as a box of 13 by 2.60 meters. Subsequently, site project is located in the city of Mashhad and the climatic conditions of that area are analyzed. Then by putting these modules together, the design of a low-cost residential housing complex (in comparison with other similar traditional buildings) created. This process that reached by modular design and prefabrication, suggested as an industrialization in contemporary building projects.
